Property Sale

Our fees and disbursements for dealing with the transaction to include:-

  • obtaining your Title Deeds
  • considering the Title and drafting the Contract papers
  • dealing with Contract enquiries from the buyer’s solicitors
  • exchanging contracts
  • completing the transactions on your behalf (and where appropriate acting as agent for the lender in connection with redemption of any charge

Other Fees:

  • Electronic ID fee – £10 plus VAT
  • Help to Buy Redemption in addition to a sale £150 plus VAT
  • Leasehold Administration Fee – £200 plus VAT
  • Mortgage Discharge Fee (sale) – £95 plus VAT
  • Sale of Unregistered Land £200 plus VAT
  • Shared Ownership fee – £250 plus VAT (do not charge leasehold fee as well)
  • TT Fee – £40 plus VAT

 

Property Purchase

Our fees and disbursements for dealing with the transaction to include:-

  • consideration of the contract documentation
  • raise appropriate enquiries and carry out the necessary searches
  • report to you on the Title
  • act on behalf of your Lender
  • complete the purchase following exchange of Contracts including registering your Title to the property at the Land Registry and also completing the Inland Revenue Return form on your behalf on respect of Stamp Duty Land Tax

No two properties are the same.  Our fees are dependent on your particular circumstances.

In addition to these fees will be the disbursements including:-

  • Stamp Duty Land Tax which can be calculated here:-https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro
  • Search fees, which are circa £275 for a standard pack of searches.  Some areas may require specialised searches, please contact us to confirm if you may be affected
  • Management Company Fees if the Property is Leasehold.  These will depend on the Propert
  • LMS Admin fee if lender is using this portal
  • Developer’s engrossment fee if buying a new build

Family Department

Our Family Department also offers a fixed fee appointment of £150 + VAT or £250 + VAT (partner)

The following factors are likely to increase the cost of your matter:

  • not having all of the paperwork available, or having missing or incorrect information that needs investigation and correction
  • third parties not responding to our communications promptly
  • dealing with unusual or complex assets or items (for example: fine art; timeshares; shares in private companies etc)
  • As soon as any complications arise we will discuss these with you and agree the fee for the additional work being carried out in advance of any additional work being undertaken.
